There are 4 types of Students...which one are you?

1. You have lots of time and lots of money
2. You have no money but lots of time
3. You have no time but lots of money
4. You have no money and no time

Student #1 - You are the ultimate student because you don't need to worry about punching in and out, in a 9 to 5 job. You can dedicate both time and money to advertise your business. You can delegate tasks and pay for necessary services. You will do the most deals if you follow my instructions as a VIP or VIP Elite Student. You can put your first deal on contract within 3 to 6 weeks and close a deal within 30-60 days.

You can also, explore rehabbing a property and flipping it for maximum profit potential ($20K to $50K per deal) when you have time to massage the deals that come your way. You can take advantage of technology to funnel in deals, motivated sellers and motivated tenant buyers. This technology is very power and I can't wait to share it with you after you've done a few deals. All these things require upfront investment of at least $1,500 to $2,000 and lots of time. You will have the most time to study the "No Money Down" Techniques.

Student #2 - This was where I started in 2000, so I know you will be extremely successful if you put your heart and soul into this. You get to trade time for money - That means you have to put in a lot effort before you can close your first deal and make enough money to do what Student #1 can do, right off the bat (investing in marketing and technology). You will make a lot of money if you are consistent about Driving for Dollars, sending out yellow letters, knocking on doors, putting investors in your pocket, making FSBO calls, finding motivated Sellers and Tenant Buyers, walking through properties, putting deals on contract and taking it to closing.

Student #3 - You will end up splitting your deals with someone if you don't have time to massage deals as they come in. You must outsource all your tasks from Driving for Dollars to knocking on Foreclosure doors. But half of something is better than nothing. The nice thing is, you have money to market your business and use technology to bring in deals.

I have many students in your shoes. They are tired of working for someone even though they make lots of money, because they don't get to spend it with their family. These students are constantly looking for ways to supplement their income. If you are in the same boat, you must begin making more time for your Creative Real Estate Investing Business. That might mean passing up over-time hours to someone else for a while, if you don't want to be in the same position in the next 2, 10, or 20 years.

Student #4 - If you have 2 or 3 jobs that keep you from attending networking events to put investors in your pocket, go driving for dollars to look for Diamonds, take people to coffee to build your Power Team, or take a deal from start to finish, then you are not prepared to do whatever it takes to make money out of thin air. Something's gotta give or you should not be my class. I know that sounds harsh but I don't want to take your money and you don't have time to put in the necessary work to make six-figures.

Deals don't do themselves. The business of making six-figure in real estate is not easy or more people would be doing it. Whoever says it's easy, is lying. There have been many students that have paid for my course and I never see or hear from them again after the first or 2nd class because they are simply too busy or exhausted from their multiple jobs to complete the homework assignments.
